An example you can verify
Estimate the monthly payment and total cost of a fixed-rate loan.
Example input
Amount 200,000, 3.5% annual interest, 25 years.
Expected result
Monthly payment of 1,001.25; total paid 300,374.14 and interest 100,374.14, with a 300-payment table.
Compare the payment with the real offer. If it differs, ask about fees, insurance and whether the rate is fixed or variable.
Loan calculator: uses and practical guidance
A loan with a constant payment splits each payment into two parts that change every month: interest, calculated on the outstanding principal, and repayment of principal. At first most of the payment is interest; as the outstanding balance falls, the part that reduces the debt grows. This tool applies the French-amortization formula with monthly interest equal to the annual rate divided by twelve, and builds the full table of up to 600 payments.
The three main results answer different questions. The monthly payment shows whether it fits your budget. Total paid shows how much you will have spent at the end. Total interest measures the cost of the borrowed money and is the most useful figure for comparing terms: a longer term lowers the payment but almost always increases interest noticeably. Try several terms to see that balance.
The calculation is indicative. It does not include arrangement fees, tied insurance, expenses, reviews of a variable rate or how each lender rounds. It is also not an offer or financial advice. To make a decision, ask the lender for its official information sheet and compare the total cost it states. Data is calculated in your browser and is not sent anywhere.
A useful way to use the table is to find the point where the principal portion exceeds the interest portion: from then on each payment reduces the debt faster than it generates cost. It also helps estimate how much principal remains after a given number of years, a figure you need if you plan to sell, refinance or prepay part of the loan. The tool does not calculate early repayments or rate changes; to simulate them, calculate again with the outstanding principal and the remaining term. Keep each scenario you compare so you can review it later.
A practical check before using the result
With a 0% rate the payment must equal the amount divided by the number of months. Download the table and check that the last row’s balance is zero and that the sums of the interest and principal columns match the totals shown.
Settings and limits
Enter the amount, nominal annual interest rate and term in years or months. A constant monthly payment (French amortization) is calculated, with total paid, interest and the month-by-month schedule. Copy or download the table as CSV. This is an indicative calculation: fees, insurance and variable-rate indexes are not included.
Frequently asked questions
Does it match my bank’s offer?
It may differ. A lender adds fees, insurance, rounding and, for variable rates, periodic reviews. Use the result to compare scenarios, not as an offer or financial advice.
